The person behind Landlord Tax Enquiry.

Landlord Tax Enquiry is run by one person, and you will deal with that person. I have been a professional landlord since 1989, have worked in property accounting and commercial finance since 2005, and spend my working week on the paperwork that frightens most landlords: HMRC letters, disclosures and the returns behind them. This page tells you who I am, what I am qualified to do, and, just as importantly, what I am not.

I bought my first rental property in 1989 and have owned and let residential property ever since, so I have made most of the mistakes this site helps you avoid, and filed the returns that followed. Since 2005 I have worked in mortgage and commercial finance, which is where the finance qualifications come from and why the mortgage side of a landlord’s tax position is second nature to me. I am not a regulated mortgage broker or financial adviser today, and nothing on this site is regulated financial advice.

Through my accounting practice, Landlord Accounting, I prepare landlords’ Self Assessment returns and the property pages behind them. Through Landlord Tax Enquiry I help landlords who have had a letter from HMRC, or who know they should have declared something and have not yet done so, to get organised, understand their position and put it right.

What I am, and what I am not

  • I am a professional landlord, a property accounting specialist and a commercial finance consultant who does this work every week.
  • I am not a chartered accountant, a solicitor or a tax barrister, and this site never claims otherwise.
  • I do not act as your agent with HMRC. I prepare; you sign and send. That keeps you in control and keeps the cost down.
  • I am not a regulated mortgage broker or financial adviser, and I am not regulated by the Financial Conduct Authority. Nothing here is regulated financial advice. Where a commercial mortgage is relevant I introduce you to BCL Commercial Finance, which is not FCA-regulated, and tell you so.
  • If HMRC alleges deliberate behaviour, or you have a Code of Practice 9 letter, I will tell you to get specialist representation, and help you find it.

How this site is written and checked

Every guide and tool carries my name and a review date. If the law or the figures change, the page is updated and the date moves.

Figures are checked against HMRC’s own publications — the SA105 notes, the manuals and the current rates — and re-checked after each Budget.

Plain English is the standard. Every page is written for a landlord with no tax background, and measured for reading level before it is published.

Capital vs revenue
