A word on what these are. These tools help you organise your figures and understand your position. They give you information, not advice about your own situation — and whatever you prepare, you sign and submit it to HMRC. If a situation turns out to be serious, the guided help will tell you plainly and point you to specialist help.
About the finance tools. These calculators are here to help you plan — they are a guide, not advice, and they are not a promise of what a lender will offer (that always depends on the lender). In formal terms: the finance calculators are general information, not financial advice, a mortgage recommendation, or a lending decision. Landlord Tax Enquiry is not authorised or regulated by the Financial Conduct Authority. Regulated residential and consumer buy-to-let mortgages need an FCA-authorised adviser. For non-regulated commercial, bridging and development finance, we act only as an introducer to Broker’s Choice Limited t/a BCL Commercial Finance (also not FCA-regulated). Every calculator uses the same published rates — you can see the exact tax rates we use here.

How the tools help — and why they’re private

The calculators reflect current rates and rules, and are reviewed for each tax year.

  • They run entirely on your device. Everything happens in your own browser. Nothing you type into a tool is sent to us or saved anywhere — so you can work through your figures in complete privacy.
  • They’re built for beginners. Plain inputs, clear results, no jargon. You don’t need to be an accountant — that’s the whole point.
  • They join up. The Workbench is the hub: the checklists tell you what to gather, the estimator and calculators work out the numbers, and it all builds toward a complete, disclosure-ready record.
  • They put you in control. The point is that you’re never dependent out of fear or confusion. You do the groundwork yourself, from a position of strength — and getting help becomes a smart, informed choice for the genuinely hard parts, not a reflex. We’re based in Hounslow, west London, and help landlords across the UK.

Common questions

Are these tools really free — what’s the catch?
There’s no catch. Every tool is genuinely free, with no sign-up and no card details. They’re how we introduce ourselves and show we know this area — if you later want a hand, you know where we are, but there’s no obligation. They run in your own browser and nothing you enter is sent anywhere or saved by us.
Which tool should I start with?
If you’re not sure where you stand, start with the guided help. If you’re ready to prepare a disclosure, start with the Workbench — the other tools feed into it.
Do the tools give me tax advice?
No. They help you organise your figures and understand your position. They give information, not advice about your specific situation, and you remain responsible for what you sign and submit.
Is my information safe?
Yes. Because everything runs on your own device and nothing is transmitted, your figures never leave your computer.
Do I need to download or install anything?
No. The tools open straight in your web browser — nothing to download or install. Some tools let you export your finished work as an Excel or PDF file if you want a copy, but that’s optional.
Will they work on my phone?
Yes. The tools work on a phone, tablet or computer. For the bigger calculators (like the accounts and balance sheet), a larger screen is easier — but they all function on mobile.
Can I save my progress and come back later?
Yes. The main tools let you save your work to a file on your own device and open it again later. Some also offer optional on-device saving in your browser. Either way, your data stays with you.

Everything you need to take the first step

These tools exist so you can understand your position and prepare properly — calmly, privately, and without paying anyone to do the groundwork you can do yourself.

And if you’d rather have a hand, or a situation turns out to be more serious, we’re here — no obligation, no pressure.

Need a hand choosing, or want to talk it through?

No charge to make contact, and no obligation. Tell us where you are and we’ll point you to the right tool — or help directly.

Share only what you’re comfortable with — we can fill in the rest on a call.
