Purpose and status. These Terms of Business govern your access to and use of the Landlord Tax Enquiry website and our information-only services. By using our website, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, you must not use the website.

Landlord Tax Enquiry is an information-only business based in England and Wales. We support landlords facing HMRC tax and compliance enquiries by providing general information and educational materials. We do not provide tax or legal advice. We do not act as agents, representatives, or advisers for clients, and we do not submit filings or act on your behalf with HMRC or any other body.

2. Our services and limitations

Our website and free materials are provided for general information only. They are not tailored to your circumstances and must not be relied upon as advice or a recommendation. You must obtain independent professional advice before taking, or refraining from, any action on the basis of our information. We do not provide regulated services or tax advice. Separately, you may choose to take a paid service from us (for example, a fixed-fee case review or help organising your records). Any paid work is a distinct engagement, agreed and priced with you in advance and governed by these Terms; even then, we prepare and organise documents for you to check, sign and submit yourself — we never act as your tax agent and never deal with HMRC on your behalf.

3. Eligibility and use of our materials

You may use our website and materials for your lawful personal or internal business purposes. You must not use our materials to provide services to third parties, or reproduce, distribute, or make them available beyond your organisation without our prior written permission. You must not use the website in any unlawful or harmful manner, including introducing malware, attempting unauthorised access, or scraping content at scale.

4. No advice, no agency, no fiduciary duty

Nothing on our website or in our free materials constitutes tax, legal, accounting, investment, or other professional advice, and using the website alone creates no advisory, agency, representative or fiduciary relationship. Where you take a paid service from us, we do so only as a provider of documentation and record-organisation support under these Terms — not as your adviser, agent or representative. We do not accept appointments to act as your tax agent, and we do not liaise with HMRC or third parties on your behalf. Where you require professional advice or representation, you must instruct an appropriately qualified and regulated adviser.

5. Accuracy and updates

We use reasonable efforts to keep our information accurate and up to date, but we do not warrant that content is complete, accurate, or current. The website and its content are provided on an “as is” and “as available” basis without guarantees. We may update, suspend, or withdraw the website or any content at any time without notice.

6. Your responsibilities

You are responsible for verifying any information before relying on it, maintaining appropriate records, obtaining independent professional advice, and complying with your legal obligations. You must ensure that any information you provide to us is accurate and does not include unnecessary personal data or special category data. You are responsible for your technical security when accessing the website.
