About this policy. This Cookie Policy explains how we use cookies and similar technologies on www.landlordtaxenquiry.co.uk. Read it together with our Privacy Policy (controller details, lawful bases, your rights). We serve landlords in England & Wales. This website is information-only; we do not provide tax or legal advice.
1. Legal framework
We follow the UK Privacy and Electronic Communications Regulations (PECR) and UK GDPR / Data Protection Act 2018. Except for strictly necessary cookies, we request your consent before setting cookies. Lawful bases: legitimate interests for strictly necessary cookies; consent for preferences and analytics.
2. What are cookies and similar technologies
“Cookies” are small text files placed on your device by your browser. Session cookies expire when you close the browser; persistent cookies last for a set period. Similar technologies include local storage, tags, pixels and web beacons. We refer to these collectively as cookies.
3. Your choices and consent
- On first visit, a banner explains categories and asks for consent.
- You can accept all optional cookies, reject all optional cookies, or choose categories.
- Change your choices any time via “Cookie Preferences” in the footer.
- If you clear cookies or use another browser/device, we may ask again.
4. Do Not Track and browser signals
We currently do not respond to DNT or similar signals. Please use Cookie Preferences and your browser settings.
5. Children and special categories
This site is for adults. We do not knowingly profile children or infer special category data via cookies.
6. Cookie categories we use
- A) Strictly necessary (no consent required): enable core functionality such as security, load balancing and form submission.
- B) Preferences (consent required): remember your choices (for example, cookie banner state).
- C) Analytics (consent required): help us understand site usage in aggregate. We use privacy-friendly settings where possible.
- D) Marketing/advertising: not used as at the effective date.
7. Current deployment (as at the effective date)
This is a new website with a minimal cookie set. Without your consent, only strictly necessary cookies run. Analytics cookies are OFF by default and activate only if you opt in. We do not place advertising or social media tracking cookies.
8. Managing cookies in your browser
You can block or delete cookies in your browser settings. Blocking strictly necessary cookies may impair site functions (for example, form submission). Use Cookie Preferences to update your selections at any time.
9. International transfers
We aim to host services in the UK or EEA where practicable. If an enabled third party stores or accesses data outside the UK/EEA, we rely on appropriate safeguards (for example, the UK Addendum to the EU Standard Contractual Clauses).
10. Third-party cookies
Where you enable an optional service (for example, analytics), that provider may set its own cookies and act as an independent controller for its processing. Review the provider’s privacy information before enabling optional services in Cookie Preferences.
11. Retention and records
Cookie lifetimes are listed in the Appendix below. Consent records (what you chose and when) are retained for up to 24 months, then deleted or anonymised.

We may update this policy to reflect changes in law, guidance or our use of cookies. Material changes will be signposted. The effective date above shows the latest update.
