A few things that are true whatever your situation
- Coming forward first almost always costs less. An unprompted disclosure carries a far lower penalty than one made after HMRC contacts you — often the difference between near-zero and 15-30% of the tax.
- Acting early cuts the interest. Interest runs on unpaid tax until you pay it, so every month you wait adds to the bill. There is no prize for delay.
- Keep your records. Rent received and receipts for your costs, year by year — a complete, evidenced record is your strongest position in any disclosure or check.
- Most cases are simpler than the fear suggests. The genuinely serious ones (deliberate behaviour, COP9) are the exception — and the tool tells you plainly if you are in that territory.
