A calm, on-your-device record
Keep all your tenancy details in one place.
One clear record of every tenancy you manage — tenant, rent, deposit and, crucially, when each safety certificate expires. The tool totals your rent roll and deposits, and warns you when a gas, EPC or EICR certificate is about to expire so you are never caught with a lapsed certificate. It runs on your device; nothing is sent or stored.
Information, not advice. This is a private record-keeping tool to help you organise your own tenancy details — it is general information, not mortgage or tax advice about your situation. Everything you type stays in your browser; nothing is sent to us or stored on a server. You remain responsible for meeting your legal obligations as a landlord (deposit protection, gas/electrical safety, Right to Rent and so on); this tool is a memory aid, not legal advice. Where finance is involved, we may introduce you to Broker’s Choice Limited t/a BCL Commercial Finance, which is not FCA-regulated; we’ll always tell you when we do.

Why keep a tenancy record?
The single most useful thing here is the rate-expiry warning. Landlords lose real money every year by letting a fixed rate roll silently onto the lender’s standard variable rate. The tool flags any rate expiring within the next 90 days — and shows the days remaining — so you can start looking to remortgage in good time.
The totals also help at tax time: your total interest-only payments are a useful starting point for the mortgage-interest figure that feeds into the Section 24 restriction, and your total borrowing feeds your overall position in the Property & Debt Schedule.
Is my information safe?
Yes. Everything you enter stays in your own browser and is never sent to us or saved on a server. If you close the page it clears — so use the CSV export to keep your own copy.

This is fixable — and you can do a lot of it yourself. For a straightforward case, the free tools take you through it step by step, no accountant needed. For the genuinely complex ones, a professional earns their keep — and we’re here if you want one, or if you’d simply rather not do it alone. The choice is yours.
There’s no charge to make contact and no obligation. Hands-on help starts from a fixed £450 case review, and the full price is always agreed with you before any work begins.
