Will your property’s income cover the loan? Work out your debt service coverage ratio — the number commercial lenders care about most.
Commercial and semi-commercial mortgages aren’t assessed like residential buy-to-let. Instead of a rental-cover percentage, lenders use DSCR — how many times your net income covers the loan payments. This works it out, and shows the maximum loan your income supports. It runs entirely in your browser; nothing is sent anywhere.

What the numbers mean
- DSCR = net operating income ÷ annual debt service. A DSCR of 1.25 means your income is 25% more than the loan payments — a comfortable cushion.
- Below 1.0 means the income doesn’t cover the payments — lenders will decline. 1.0 to 1.20 is tight and may need a bigger deposit or a personal guarantee. 1.25 and above meets most commercial lenders.
- Lenders stress test. They’ll often check your DSCR at a rate 2–3% above the pay rate, to be sure the income still covers the loan if rates rise. Try entering a higher rate to see the effect.
- Longer term, interest-only, or a smaller loan all improve DSCR — because they reduce the annual debt service. The calculator shows the maximum loan your income supports at your target ratio.
